Why do payments come out lower with monthly compounding when using the ordinary annuity formula? It seems counter-intuitive, but when I try to solve for monthly payments on this problem, the payments are lower for the annuity that is compounded monthly. Problem: A debt of $25,000 is to be amortized over 7 years at an annual interest rate of 7%. Calculate the value of monthly payments (a) if interest is compounded once a year, and (b) if interest is compounded monthly. I get $386.57 as the monthly payment for the annually compounded debt and $377.32 for the monthly payments for the debt compounded monthly.
Why does it take nearly a week to receive payments although the agency has received the payment from parent? My childsupport is always paid by absentee parent N.L.T the first of each month via wages garnishment. Although the payment is received by the 1st of month, there have been times when the payment was not alloted out to be received by parent until around 7 to 10 days later. A couple of times later. I understand there may be holidays or weekends to take into consideration but even if there are no holidays it may still take alot of days before being sent out. Some parents work full time but it is still not enough to support the family and until payment is received many bills will not be paid or food will not be bought. Not to mention late fees that may accumulate because of late payments being sent out. The recording states that it may take two business days to be processed or sent out after payment is received but many times it is more like 7 days not to include weekends before payment is sent.
Better to make extra principal payments or extra mortgage payments? I am planning on paying down my mortgage early. Am I better off making an extra $500 principal payment or making an additional regular payment every other month? It seems that I pay more interest when I make extra payments, which helps on the taxes - but wondered what it would look like after a few years.
How are minimum monthly payments for credit cards figured out? My friend has a balance of $4500 with an APR of 21.99% (he had a few late payments) and a daily periodic rate of .0602%. We're trying to crunch the numbers and figure out how much he minimum monthly payment would be if he purchased a $2550 laptop computer. My friend's credit limit is $9000. Can anyone tell me the formula used to determine the monthly payment? Who said my friend is having trouble making the minimums now?
Is there an advantage to making multiple payments in the same billing period to the same credit card? Say for example, I have a $1,000 debt on a credit card with a competitive, low APR. Instead of paying $100 per month to pay this debt off during the course of 12 months, is there a benefit to splitting the payment into 2 $50 payments during the same billing period? I will be paying this balance through automatic bill payments from my online checking account, so it's very easy for me to set-up either option. My initial thought is that it's best to make a $100 payment at the beginning of each billing period, but I would like to hear your thoughts. Thanks!
How do house payments and mortgages work? I have always wondered how house payments and mortgages happen, and how they figure out your monthly house payment. What would I have to do in order to buy/build a home with money?
Does your rent payments make a difference when applying for a home loan? I am planning on buying a home within the next few years, so I just wanted to know if the banks look at how much I currently pay for rent. Will my monthly rent payments affect in any way the loan I would get or do they just base it upon income only? I have a great history as a renter always making my payments on time.
Are payments that someone makes to me considered additional income? I made a loan to a person and they are paying me back . This was for a loan to help them purchase property. My question is this. Are the payments I recieve considered additional income that I have to pay taxes on. I paid tax on the money once and loaned it out. There is no interest involved but if they pay me back $40,000 all at once when they get their loan, is my money I loaned them considered additional income that I have to pay taxes on again?
How do I calculate payments on a amortized loan? So I have a Business Analyst BAII Plus, Texas Instruments calculator and I want to know how to figure out the payments on a loan. How to arrange car payments with private owner? I have very little down payment for car but can make payments. I've seen opportunities on Craigslist but I want to protect myself and handle this in best legal, cleanest way. How is this done?
How do I start making payments to a rent a center, a year later? About a yr ago I stopped making payments to a rent a center and moved. In this year I've matured, and I want to make things right. How do I calculate mortgage payments when buying a home from a family member? We are thinking of purchasing a house from my father. Instead of using a mortgage broker or bank, he suggested using a lawyer to set up monthly mortgage payments directly to him. We would still buy the house, and it would be in our names, not renting. How are payments like this calculated? Also, it seems this gives us flexibility and saves us money, but isn't as secure. What are the specific down-sides to this?
How do I use Quickbooks to track clients who miss their monthly payments? I'm new to Quickbooks. I don't even know which key words to use to search for answers to my questions about the program. If you can point me to the appropriate sites, that would be great. Here's my problem. I work for a law firm. A typical retainer agreement has the following figures: $10,000 total balance $1,000 down payment due today $250 per month for the next 36 months. Other info: Send a reminder letter (ranging from mild to harsh) if payment is missed in 1-3 months. Send a letter of final notice if payment is missed in 4-6 months. Send a letter informing the client that we'll take them to small claims court if no payment is made after 6 months. As you can see, I need to keep track of which clients have been missing their payments. Can you help? Thanks.
Will preauthorize payments with my credit card boost my credit rating? I want to preauthorize monthly payments on my credit card for my student loan. Will this actually make my credit rating better? Do you think I should do it? I have the money to pay for the payments, I would just prefer the payments to be made on the same day every time. My credit is good, but I would like better credit as I'm planning on buying a house in the near future.
How does buying a Macbook in payments work? I'm thinking about buying a macbook and, although I can afford to pay for it upfront, it would take me six weeks to do so, and I sort of want it sooner than that. Now, I was wondering if I bought it in payments would there be an upfront fee I'd need to pay? Or would I only pay for the warranty upfront? Can anyone who bought one in payments tell me how this works? Thanks.
What happens if my bankruptcy trustee isn't making the payments to my creditors? I am in chapter 13 bankruptcy that was confirmed in February. I have made all the required payments to my trustee since I filed last September. She has NOT made a payment to my mortgage company since March and now they want to forclose on my property. I gave my attorney all the payment receipts to prove I made them. Are there any repercussions to the trustee for not making the payments? How are payments on a credit card made? I never had a credit card. I wanted to know how payments are made. I assume that a credit card holder will receive a monthly statement, like any other financial account. If purchases were made, the holder is expected to submit payment at that time. Is a check mailed to the credit company, or can payments be made at the bank/institution that issued it?
How do you reduce my mortgage payments, or stop them all together? A family friend has bought his house for around 130,000 around 10 years ago. The current home value is 44,000 and he has to pay around $900 in mortgage payments. Is there any way to lower, or even stop, the payments altogether? What is the best solution for this dilemma?
How exactly would someone TAKE OVER PAYMENTS on another persons vehicle? We are buying a car from someone , we have been making payments to them to pay on the car but would like to find our own financing and stop paying them. Where would someone look if they wanted to obtain their own financing on a vehicle that was already financed? What would the steps be to take over another persons payments? The people who own the car have a loan through a financing company not the dealership itself. Thanks!
How bad can the late mortgage payments hurt my credit score? I'm one month behind of my two mortgage payments (one for my own house, and the other one for the investment property). I am planning to catch up all the late payments in the end of next month since I need the money for some important thing right now. How bad can this hurt my credit score?
How is bond yield calculated when interest payments are not reinvested? The most common number used to compare different bonds is yield to maturity (YTM). However, YTM assumes interest payments will be reinvested at the coupon rate (which is unlikely since interest rates can fluctuate anytime). So how does one calculate yield or rate of return on a bond in the case where interest payments are not reinvested at all? Thanks. The nominal yield seems like the right answer. Can that the expand though to include capital gains/losses incurred from buying the bond at a discount/premium? Thanks.
How can a collection company double your bill after you made regular payments? We have been making payments through a collection agency over the last 2 years, to the tune of almost 2000. Today we got a letter saying not only did they sell the account to someone else, but they did not lower the amount at all from the payments we have made. Now the bill is over 800 more than it originally started at. We have made consistent payments monthly for 2 years and have never been late. How can this happen? We do have proof of the payments, thank goodness we paid in checks! Is this legal?
How do I get my home mortgage payments to apear on my credit report? I've owned it since 2003 and it doesn't apear on my credit report. I've contacted the three credit agencies and they said it was up to the loan servicing corp. or the lender to report it. Neither the loan servicing corporation or lender will report it. I've made all payments on time and don't get any credit for it but if I were to miss payments I bet they would report it asap.

What happens to the over-payments on my secured capital one credit card? I have a secured capital one mastercard. Occasionally when my bill is due I pay more than the balance by a few dollars. Over time this has started to add up. I'm wondering if I will get my secured funds plus the additional funds that I've paid into the account when I close the account? Also, I think these payments are counting towards my credit limit, but I'm not sure.
How can I receive credit for my car payments? My dad took out an auto loan for me. I co-signed on the application. I've been making all payments and have never been late. But now my dad is receiving the credit for this. Is there any way possible to show the creditors I've been making the payments therefore I should be receiving the credit?
How does making early car payments affect my credit rating? I am the co-signer with my mom when we financed a car from Honda. It lasts for 5 years. I am trying to pay it off in 2 or 3 payments within 1 year to avoid having to pay the high 9% interest rate. By doing this, how will it affect my credit rating? Will I have better credit if I pay it off throughout the 5 years?
How late do you have to be on your mortgage payments before a bank will start foreclosure procedings? My sister, a nurse, is off work due to a broken leg and her husband (deadbeat) quit his job just a couple of days after she got hurt and hasn't gotten a new one in the last 5 weeks. She doesn't have sick leave or temporary disability insurance. She missed this month's mortgage payment. She will probably be off work another 4-6 weeks if her leg heals okay. So that means missing at least a second and maybe a third payment. But her doctor worries with the type of fracture she had that it may rebreak after she gets the cast off and tries to walk on it with even a boot. Then he would have to do surgery with plates and pins. She could be off work for up to 3 months more if that happens, which would put her missing almost 6 payments. I don't want her to lose her house, but I don't want to give her any money until she is truly at risk because I don't want her husband to benefit from it.
Do you still make mortgage payments while your home is on the market to sell? My friend was selling his house and couldn't make the mortgage payments while the house was on the market. He said the real estate agent/company would pay his mortgage while it was up for sale. Then when the house sold, they deducted it from the price of the sale. How is this done? Also, if you don't make any mortgage payments while the house is on the market can it go into foreclosure?
What is the best way to accept online payments in Dubai? For an e-commerce site targeted at consumers living in Dubai, what is the best option for online payments? Do most residents hold credit cards or do they prefer to pay using bank transfers or PayPal like services? Are there any governmental regulations I should be aware of?
How do I lower my car payments when refinancing is not an option? I have an '05 Xterra my husband and I purchased new when we were married. One month after purchase we split and I have been making the large payments on one income, which has been tough. What percentage of your income goes towards your mortgage payments? If you don't mind my asking, I'm trying to figure out what a reasonable percent of my income is to be going towards a mortgage payment. My partner and I make around $6500 gross monthly, and I'm wondering what percent of that we could reasonably spend on a mortgage without getting in over our heads. We have no other debt, but have normal bills like utilities and car insurance. If you don't mind could you please give me an idea of what you earn and what you put towards your mortgage? Or what percent of your gross income goes towards your mortgage payments? Thanks so much!
How do I lower boarding payments on a horse? Hey everyone- I got my mom to look into a lease to buy! Now I need ideas on how to lower my boarding payments. I want to keep a horse at this one farm, but board is $425 a month! Mom said that if I can minimize the boarding payments, then I can get a horse! I said I would be able to pay for vet and farrier- which I can do. As I said in my other post, I have lots of horse experience- riding, training, and care. I have proven to my parents that I am responsible enough to own my own horse, which is why they are looking to get me one. So does anyone have any advice on how to lower monthly board payments? Thanks to all who reply!

How can I legally take over payments on a family members land loan? My sister has an acre of land that she's been paying for the past 5 years. She can no longer make payments and has asked if I wanted to take over for her. She would rather give the land to a family member then risk losing it to the bank. What exactly do I have to do to make this legal? I heard something about a land contract? Do we have to involve the bank?
How quickly are payments reported to credit agencies? We're going to be paying a few thousand dollars at once to get our balance back down to almost nothing. I was curious how quickly that is reported to credit agencies. We don't have a problem or anything, and our payments are always above the minimum and early. Just wanted to sort of do an experiment by looking at the credit rating before and after the big payment.
